Planned Programme
We are committed to a planned programme of improvements to our
properties. The scope of work includes kitchen and bathroom
renewals, installation of central heating, external redecoration
and electrical testing.
The works are divided into separate programmes depending on the
type of works. The programmes of work planned for 2008 are:
Kitchen and Bathroom Renewals, Installation of Central
Heating
We have contracted United House Ltd to carry out the programme of
works for the next three years, with an option to extend the
contract for an additional two years. United House have
successfully worked with the Association for past three years and
we look forward to continued working and improvements in the
implementation of the planned programme.
United House will be working in the following areas in
2008:
Fulham
Hammersmith
Shepherds Bush
West Kensington
Hounslow
How will I know if my property is to be included?
We have produced a draft programme for 2008. All tenants, whose
properties are due to be included, will be invited to a
pre-contract tenants meeting in April 2008.
The final programme will be confirmed in March 2008. The tenants,
whose properties will be included, will receive a confirmation
letter and information leaflet. Works will be carried out between
June and September 2008.
External Redecoration
The Association aims to externally paint and repair 600 units
per year. In addition to painting the work involves:
• Erecting scaffold, to the front and rear of the building, to
allow safe working access for the contractor
• Preparation/rubbing down of the painted surfaces ready for
decoration
• Repair of windows, roofs, fencing and other components.
How will I know if my property is to be included?
All tenants, whose properties are due for external decoration,
will receive a letter in February 2008 with an appointment for a
survey by one of the Association's Building Surveyors. The Surveyor
will carry out a survey for two purposes:
• Identify the pre-painting repairs necessary - e.g. windows,
roof repairs
• Carry out a stock condition survey of your property.
It is important that you allow access for the Surveyor, without
adequate stock condition information you will not be included in
the kitchen/bathroom renewal programme.
Some properties included in the surveys will not be included in the
external painting programme next year. Should the surveyor feel the
external paintwork is in good condition, and no urgent repairs are
necessary, the external painting may be deferred until the
following year.
External painting is due to be carried out in the following
areas:
Fulham
Hammersmith
Shepherds Bush
West Kensington
Hounslow
Electrical Testing
Electrical testing will be carried out to properties that are
included in the External painting programme. The electrical
installation is tested for safe working and compliance with
legislation. The contractor undertaking the testing programme on
behalf of SBHA will write to each tenant with an appointment for
their electrician to call. If the appointment given is inconvenient
you should telephone the contractor directly to re-arrange.
It is important tenants allow access for electrical testing. The
results of the testing programme will allow us to arrange
improvement works and ensure the electrical installations in our
tenants homes are safe and in good order.
