Repairs
If you are unsure who is responsible for a
repair, contact the Housing Services team. In general, we deal with
communal repairs and anything to do with building insurance (but
not general maintenance).

Below is a brief outline of repairs relating to different types of
shared owner
Traditional shared owners
Traditional shared owners living in properties we manage
directly pay a service charge which we hope will cover the costs of
all repairs and maintenance to communal areas and the external
fabric of the building.
If there are extra costs, you will have to pay an additional
charge: if the costs were lower than expected, we will credit your
rent account. Under the terms of your lease you are responsible for
the full cost of repairs.
DIYSO shared owners
This section does not apply to shared owners who bought a
property on the open market under DIYSO - although you may find the
basic information on emergency action given below helpful. You are
responsible for all repairs and maintenance and pay no charges to
cover this.
The only exceptions are:
- if you live in a flat and the freeholder or managing agent for
the property charges for services - we collect this charge and pass
it on to the freeholder but you should contact them direct to
discuss services. If there are any problems, we are happy to help
if we can.
- if you live in a house - we can ask you to contribute to the
upkeep of boundary walls or shared access ways where they
exist.
We may need to arrange a visit to check that you are fulfiling
your maintenance responsibilities and carrying out regular
repainting and preventative repairs as required under your lease.
We will always contact you well in advance if we need to do this
and arrange to come at a convenient
time.
